波士頓地區的裝修成本
最近在雜誌上看到一篇很實用的報導,是關於在波士頓及紐英格蘭地區的裝修成本 (remodeling cost) 調查,其實波士頓的老舊房子很多,換個地板或是更新廚房或浴室是很平常的事,如果是 house 的話,能做的 project 更多,像是閣樓、地下室、前後院等,不過不同的 project 通常會帶來不同的回收價值,如果選擇對的 project,能夠有效替房屋增值。
幾乎所有的 remodeling projects 在 resale 時都可以帶來 50% 以上的回收 (除了 home office 之外 44.1%),回收率最高的是房屋的 entry door,其中又以 steel 材質的回收率最高 (20-guage steel unit including clear dual-pane half-glass panel, jambs, and aluminum threshold with composite stop),同時成本也最低。另一個高回收的 project 是 garage door (4-section on heavy duty steel tracks) 的更新。
至於常見的 kitchen remodel,像是更新 countertop, hardware, cabinetry, flooring 等有 75% 左右的回報率,bathroom remodel 是 64%。如果有 house 的話 deck addition 跟屋頂的 siding replacement 有 75% 左右的回報,是很值得的投資。
其實大部份在波士頓或麻州地區的房子都比較老舊 (特別是老人家住過的房子),所以多少都需要裝修,裝修過的房子不但住起來舒服,房屋的價值也會增加。

Windows, garage doors, and doors replaced with insulated material will also save some energy cost. It's a smart idea in a long run. To buy an old house at lower market price and renovate it to a new condition is actually a very good investment. Just need to go through the construction in the first few weeks. The value of the property might get increased more than than the average market since it's new.

Definitely.. that's a good thinking. You get to customize your house and make your home totally your style. The more you enjoy the house, the longer you live in there.
Finished basement can also add value to the home.
